INTERIOR PLANNING

Renovation brief

02

The floor plan is outdated relative to the photographs. The current layout differs from the arrangement shown on the map.

Work schedule

Target work start
January–February 2027
Target end
July 2027

Walls & fixed services

Reconfigure the thin partition walls. Retain all thick walls in their current positions.

Keep the small service area immediately above “Cuisine” on the current map. This contains pipes and other shared building services and is excluded from the removable partitions.

Open kitchen & flexible dining

Create an open kitchen in the area currently marked “Cuisine,” with the main kitchen units along the wall.

Ideally, add an island that also incorporates kitchen functions. Pair it with a dining table that can connect to the island as an extension, while also being extendable and movable away from the island for independent use.

Two toilets & the bedrooms

Rework the thin partitions in the upper bathroom area to provide two toilets with separate access:

  • A shared toilet accessed from the hall, available to everyone.
  • A private toilet accessed only from the larger bedroom, Bedroom 2.

Turn the smaller room, Bedroom 1, into a dedicated bedroom.

Rear loggias & glazing

The two rear loggias at the top of the plan are currently open. Enclosing them with windows has been described as technically possible, but we have been advised against doing so.

Large loggia & sea view

The view from the large loggia adjoining the living room is partly obstructed by the continuation of the building wall.

Consider a mirror on the left-hand side of the loggia to reflect the sea, following an approach used by others.

Laundry & cleaning area

Use the smaller loggia adjoining Bedroom 1 for the washing machine, dryer, and storage for cleaning supplies and equipment. Ideally, include a small utility sink for washing and cleaning tasks.

Concealed air conditioning

Add air conditioning to every room. Ideally, begin the installation near the smaller bedroom, Bedroom 1, and route the distribution through the hall to the other rooms.

The preferred result is a concealed system, with the air-conditioning distribution hidden within the walls.
